Rules and Regulations
The Management has taken all reasonable means to insure that your residence here will be safe, pleasant and enjoyable. This property is privately owned, and the Landlord is obligated to abide by all laws, Federal, State and Local, or to certain regulations of administrative bodies of the government. Many of the following rules and regulations are required by law, and other rules and regulations are for your safety, health and welfare, as well as for the protection of the property rights of the landlord. Consideration and courtesy to others together with your cooperation in maintaining your unit will help sustain the standards of RAINBOW RESORT. Therefore, these following rules and regulations are for your guidance and observance.
1. The speed limit in the park is 15 miles per hour and all vehicles should observe this limit. When Children are known to be in the park, take extra precaution. All vehicle operators must be licensed.
2. Rents are payable in advance, any exceptions must be authorized by management. All rents are to be paid at the park office. The park office is open for business as posted. At other times or in emergencies contact the park/office manager.
3. It is important that we respect our neighbor’s privacy and property. Disturbing noises are not allowed at any time. Quite is required between 10:30 PM and 8:00 AM. Television, radios, and stereos must be kept low at all times. Disorderly conduct, intoxication and profane language will not be tolerated. All persons causing a disturbance or being a nuisance may be required to vacate the park.
4. No peddling, solicitation, or commercial enterprise shall be allowed in the park unless deemed by management to be a worthy cause or unless permitted by Florida Statue 723.054(3).
5. Only TWO small house pets permitted per unit, and must be approved by Park Management. A pet shall be conclusively presumed not to be a small house pet if he exceeds 25” in height. ALL PETS MUST BE REGISTERED WITH MANAGEMENT AND HAVE CURRENT LICENSE AND SHOTS. All pets must be kept leashed and only walked in the designated pet area or on your lot. Pets must be transported to pet area. No pets are to be tied outside and left unattended. No pet which is noisy or dangerous enough to disturb a resident of the park may be kept. The owner of each pet MUST gather and dispose of its waste and never permit it to create an unsanitary condition in the park. THE MANAGEMENT'S DECISION ON PETS WILL BE FINAL. Feeding or watering of stray animals and birds is strictly prohibited. Any exceptions must be approved by management.
6. Business office hours are posted at the office. Community Center hours are 9 AM to 10 PM. Pool and spa hours are 10 AM until sunset. Please read pool and spa rules carefully
7. All garbage must be placed in dumpsters provided by the park and kept in the storage area. Cardboard boxes should be flattened to reduce the amount of space taken up in the dumpsters. Trimmings from landscaping efforts shall be placed in the trailer behind the shop or at curb and notify the office to have it picked up.
8. The sewage treatment plant is operated by the landlord and its proper operation is important to all residents. The plant will not operate efficiently if cigarette butts, sanitary napkins, fruit or other bulky items are thrown in toilets. The unit owner is responsible for the maintenance of the water and sewer lines from ground up. Cigarette filters seriously impair the operation of the treatment plant.
9. The park reserves a right-of-way (five feet wide) strip bordering all streets on which nothing may be planted or built. Please help to keep all areas neat and clean. In addition, there shall be no planting of trees, shrubs or other vegetation on any lot without the express written approval of management.
10. Automobiles must be parked in driveways. Guests may park on edge of the street for short periods of time (3 hours). Repairing of motor vehicles in the park is prohibited except for minor repairs such as tire changing, battery replacement, or fan belt or water hose replacement (NOT oil change). You may change your oil in the storage area of the park if you provide a proper container for used oil and dispose of use oil in the proper manner. (NOT on park property)
11. No RV’s or commercial vehicles will be allowed on lots or in driveways except commercial vehicles making deliveries or service calls for appliance or other repairs, provided that the park owner shall have the power to wave the provision where in his absolute discretion he deems it appropriate. Trucks, RV’s or boat trailers must be parked in the area designated for that purpose. Boats must be parked within a carport or within the designated park storage area for trucks and RV’s, in the park storage area. NOT on RV lots. (NO RV’s or boats can be parked in the street at anytime without written permission from management.)
12. MANAGEMENT RESERVES THE RIGHT OF ACCESS TO ANY LOT AT ANY REASONABLE TIME FOR THE PURPOSE OF INSPECTION AND/OR MAINTENANCE.
13. No signs except name signs and lot numbers shall be placed, erected or displayed on any lot. A “For Sale” sign may be placed in the window of your unit. All units that are for sale may be posted at the Sale board in Community Center. NO “For Rent, “For Hire”, or “Wanted” signs and no signs offering to perform any service or to sell any product shall be displayed in the park, without written permission from management.
14. No garage, porch, lawn, yard or similar sales shall be conducted in the park. No commercial business of kind may be conducted on a lot including auctions or garage sales, without management’s permission.
15. Sheds, steps, porches, canopies and other accessories must be approved by the management as to size material, location, color and construction before installation. After management approval and prior to construction, resident must secure necessary permits and must comply with all government regulations. A licensed and insured Polk County contractor must be approved by management in writing for any and all additions.
16. All manufactured homes and park models in the park must be set up with carport, utility room, sodded lot, driveway, staggered brick skirting and matching brick steps and shingled roofs.
17. Residents are required to conserve water. Watering of lawns shall be conducted only as per posted watering schedule. Watering of park models and doublewides is 40 min per zone. Even # lots Mon-Wed-Fri, Odd# lots Tues, Thurs, Sat. If management considers you are not conserving water, one warning will be issued. A fee will be charged for all water violations after first warning. Automobiles, RV’s may be washed on your lot. Shut off nozzles are required on all hoses used for washing or watering.
18. Cable TV is available at the park. You must contact cable company to start and stop service. Satellite dishes are allowed. Location of dish must be approved by management.
19. Phone service is available to all lots. You must contact phone company to start and stop service.
20. All guests must register with the office at time of arrival. All guests shall comply with all park rules and regulations. The host resident shall be responsible for any breach of the rules and regulations by a guest. Additionally, the host resident shall be responsible for any and all damages caused by his guest and any fees accrued during his guest’s stay at the park. The host resident must accompany any visitor to the recreational facilities. No one under the age of sixteen (16) may use ANY park facilities unless permission in writing is approved by management. Guests may stay for a period of seven (7) days no charge; additional days, $8.00 per day per person. Guests are welcome as long as they abide by park rules.
21. All lots in the doublewide section shall be properly maintained by the resident. This shall include an obligation to keep the exterior of all living units in a clean and mildew-free condition, to properly care for roofs, gutters, and downspouts. This also includes shrubs, grass, walks and any other landscaping or other exterior improvements to be kept in a trim and neat in appearance. In the event resident shall fail to maintain the exterior of his lot or living unit in accordance with the above, then after 10 days notice to the resident, the park owner shall have the ability to come upon the leased premises and perform such maintenance as is required. The park owner shall then charge the tenant with the cost of said maintenance, which shall be based upon the rate for man hours and equipment posted in the park office at the time of rendering service. For the purpose of performing the exterior maintenance authorized by this rule, the park owner shall have the right to enter upon any lot or exterior of any living unit at any reasonable time provided the park owner shall not in the performance of this function unreasonanably interfere with the unit owner’s quite enjoyment of the lot. The park owner shall not thereby be deemed guilty of trespassing for such entry.
22. All units in the park must be kept clean, free from mold and mildew. This includes proper care for roofs, gutters, and downspouts. All tools, mowers ladders, cement blocks and similar items shall be stored in the home or an approved shed. Storage of any kind is not allowed in any exposed area on your lot. There shall be no temporary or permanent storage shed, screened room or any other structure erected upon any lot without the written permission of management and required building and zoning permits which the lot lessee shall secure after written permission is given from management.
23. Anyone not complying with park rules after notice given from management will be placed on legal notice to vacate the park.
24. Residents are reminded that important information including the last revisions of rules and regulations shall be posted on the bulletin board in the Community Center or Office. Management reserves the right to change or add rules as he deems necessary.
25. NO fence of any type shall be allowed on the lot. There shall be no outdoor clotheslines except one umbrella type clothesline or rear bumper clothes line, whose location is approved in writing by management.
26. There shall be NO burning allowed on any lot. There shall be NO smoking in any area of the Community Center that is enclosed. Alcoholic beverages are permitted on your leased lot only.
27. The depth of the pond at Rainbow Resort is 10 feet with sloping banks. Much care should be taken in this area. Positively no children allowed in this area unless accompanied by an adult.
Management understands these rules may not cover ALL situations that may occur in the park but hope all residents will use common sense.
Folks, these rules are in place for safety, cleanliness, and resale values of investments folks have made in the purchase of permanent homes in the park. Also to give management the right to manage the park in a comfortable manner conductive to what management considers to be good business.
In no way are these rules meant to offend anyone. The enforcement of these rules are to make everyone’s stay safer and enjoyable. I sincerely hope you have fun and enjoy your stay at
